    Most people love the online system. It saves a trip down to City Hall and hours commuting on the freeways to get here. Customers are not bound by our office hours and can submit at any time.

    The 2-3 layers of drywall sounds like what is needed for a 2-hr rating. They sell 1-hr rated fixtures that only require 1-layer. I would want my plan checkers to call this out in their review and not rely on the inspector to catch it in the field.

    Interesting information they are requiring for an indoor statue. We would just require a structural design for the attachment of the statue to its base so that it doesn't fall and injure someone in the event of being climbed on by children or an earthquake.

    Not sure how we compare. It takes about 10 minutes to issue a permit at the counter for simple permits ( wtr htr, elec panel re-roof...). Online takes a little longer because we require the permits to be signed via DocuSign.

    Ah OK. I'm not sure what your county requires but where I work, we require a complete set of plans & permits for all aspects of the ADU ( structural, elec. plbg. mech.sewer. energy)

    Most likely they want clarification and may have concerns ( exiting, structural, fire separation...) which are better discussed in person while reviewing the plans with you.

    Some deferred submittals like roof trusses and steel stairways... will only require a review fee which we charge hourly. Some deferred reviews such as fire sprinklers and Type 1 hoods and suppression systems will require a review fee as well as a permit fee.

    Cass, Structures over 120 sq. ft. require a permit in California. I suggest you contact the Building Department of the City in which this catio is proposed to be built. Planning most likely will have height restrictions as well as distance to property lines.

    An electrical permit would not be required if there is no new electrical proposed. My jurisdiction does not require an electrical for low voltage systems. The FD most likely will want to review anything associated with the fire alarm system.

    That language is in the model code (International Residential Code). This model code is used in most states and would apply if adopted as is and not amended by the State or AHJ.
