Construction and permitting is booming in Nashville, according to this article. The Metro Nashville Codes and Building Safety Administration reported collecting $5.5 billion dollars off the issuance of 13,808 building permits over the past fiscal year. The article notes that "despite rising construction costs and high interest rates, Nashville continues to attract high-profile out-of-town developers and has one of the country's biggest project pipelines."
The demand for building permits has been consistently strong in Nashville over the last few years. This article from last year also reported Nashville hitting record permit revenues in 2020 and 2021. The article quoted one contractor from Polk & Associates Construction as saying that "the landscape has completely changed" and that cranes are more visible than ever across the skyline. According to Nashville's Director of Metro Codes, "there's just a lot of development in Nashville and there's no signs of slowing."
Permitting metrics (revenue and total number) provide a pretty good indicator of where the economic activity is and it's looking like good times economically - and in terms of permitting business - for those living and working in southern states. The U.S. Census recently reported that "In the South, net domestic migration gains were seen in Florida, the Carolinas, north Georgia (surrounding Atlanta), and in the major metro areas of Texas — although not in the urban cores of Dallas or Houston." Check out this Census map showing these populations shifts - it's definitely reflective of what Nashville's experiencing in terms of increased permitting/economic activity.
